What is the importance of getting pre-approved for a mortgage? How do you go about getting pre-approved?
Before you set out and begin looking at homes, you will need to sit down with a lender and get pre-approved for a mortgage. They will be able to assist you in finding the right loan for you. They will prepare a pre-approval letter which you can share with the seller of the home you’d like to purchase. This ensures the seller that you are a qualified buyer.
If you do not already have a lender, we can provide you with names of several lenders that our buyer clients have been successful with in the past.
Are there any closing costs that buyers should be aware of?
Yes, when speaking to your lender, you will want to find out about closing costs. This is typically an out of pocket expense. Prices can vary based on the lender and the type of loan you will be getting.
A home inspection is something a buyer can have done once you have an accepted offer on a home. You can hire a qualified inspector to inspect the home and determine it’s condition. They will check the different systems and the structural integrity. A buyer can attend the inspection and will be provided with with a detailed report on their findings.
What is a home warranty? Is it worth purchasing?
A home warranty company will offer warranties on the mechanical parts of the house; such as appliances, and heating and air conditioning, to name a few. A buyer can purchase one on their own or many seller’s provide one as an incentive to buy their house. Typical coverage time is one year starting the day of closing. However, you can extend it once the year is up. You can ask us about the different warranties that are available.
